Real estate appraisers are called in whenever property is bought, sold, mortgaged, expropriated or condemned. For example, a bank would need to know the value of a house before granting a mortgage loan. Appraisals are also needed by local governments in order to set tax rates.

Real estate appraisers may also be hired to verify insurance claims for property damages resulting from fires or extreme weather. If there are disputes about the ownership or sale of a property, a real estate appraiser may testify in court as to the value of the property. These are just a few examples of the kinds of ways an appraiser can assist their clients.

Appraisers use computers with industry-specific software to generate their reports. Therefore, one of their work environments is an office. However, appraisers also complete property site inspections. When inspecting a property, real estate appraisers measure the building, draw land diagrams, take photographs, and make careful notes. For example, if they are looking at a house, they record information about the neighbourhood and any special features of the property as well as details about the house itself, from the condition of the roof to the number of rooms.
